All applicants are evaluated based on the same standards, as outlined below. Approval is based on a combination of credit, income, rental history, and background check results.
Applicants must have a verifiable gross monthly income of at least three (3) times the monthly rent.
Acceptable income documentation includes recent pay stubs, tax returns, bank statements, or official offer letters.
A minimum credit score of 570 is required.
Credit history will be reviewed for patterns of late payments, charge-offs, or accounts in collections.
Lack of credit history will not be considered a disqualifying factor by itself.
Positive and verifiable rental or mortgage history is required.
Applications may be denied for a history of evictions, repeated late payments, lease violations, or unpaid balances to previous landlords.
Applicants must not have outstanding balances owed to prior landlords or utility providers.
A criminal background check will be conducted on all applicants.
Applications may be denied based on certain criminal convictions, in accordance with federal, state, and local laws. We perform individualized assessments as required by law.
We welcome pets at properties where they are permitted, subject to the following terms:
A non-refundable pet fee of $300 per pet is required at move-in.
An additional pet rent of $25 per pet, per month will apply.
A maximum of two (2) pets per household is allowed.
Breed and size restrictions may apply. Please inquire for a list of restricted breeds.
All pets must be properly vaccinated, licensed (if applicable), and approved by management prior to occupancy.
Assistance animals are not considered pets and are accommodated in accordance with applicable Fair Housing laws.
